SUMMARY

Hankyu Hanshin Group company has decided to invest in the Indonesian entity that owns and operates the Plaza Indonesia Complex, a landmark facility in the centre of Jakarta. Hankyu CM conducted an engineering assessment to propose ways to improve the asset value of the facility, mainly by reducing the running costs of the facility systems. Since this facility is a commercial, office, and hotel complex, the facility planning was unique and challenging in the first place. Through the field survey by our team, we found some areas where the equipment renewal work still needed to be completed, and some inefficient repair work was being carried out. Furthermore, through detailed interviews with the building management team, we identified various problems with the most recently scheduled renovation plans and long-term repair plans. In particular, concerning electrical facilities, we proposed cost-effective measures. We started by changing the electricity supply contract and reviewing the configuration of backup power generators and equipment to counter Jakarta's unstable electricity supply situation. We moved to a soaring unit price of natural gas used for generators to compensate for the electricity shortage. We made proposals to optimise cost efficiency by changing the electricity supply contract and reviewing the equipment configuration.
