SUMMARY
Sumitomo Mitsui Bank Osaka Head Office Building is a historical building that has been used and preserved for many years, with the first phase of construction completed in 1926 and the second in 1930. In 2012, a new conservation, rehabilitation, and renovation work began and was completed in 2015. The challenge in this project is to ensure historical succession and functionality, create a new workstyle, high level of safety, and promote the building to environmentally friendly status. Since the project is quite sensitive, the owner selected two CM companies with experience and achievements to deal with the project's unique nature. The scope of work includes restoration, conservation and renovation of a historical building while continuing to operate.
Hankyu CM participated as the CM company in charge of the direct management work and relocation. Together with the other CM company in charge of the main renovation work, CM coordination meetings were held on an ongoing basis to ensure smooth coordination between the parties involved. In particular, during the construction and relocation phases, we focused on pre-inspection and management of the relocation department's work situation and system-related relocation, as the relocation was to be carried out while business continued. By carrying out the relocation several times, we promoted the overall renovation work and contributed to completing the construction within the planned construction period.
