SUMMARY

In this project, the Tokyo Daiichi Hotel Tsuruoka operator, Shoko Corporation, had to reinforce and renovate the main building and other facilities due to their aging conditions and the need for seismic reinforcement. The project was also the first in Japan to be approved by the Ministry of Land, Infrastructure, Transport, and Tourism as a project for developing private-sector induction facilities. It was implemented by establishing a Special Purpose Company (SPC) with financial support from the Metropolitan Government Organisation.

At the beginning of the project, the hotel operator was considering seismic reinforcement and hotel renewal separately. To deal with this complicated situation, the client decided to hire a construction management company, and after reviewing all the proposals, the construction management contract was awarded to Hankyu CM. The project involved several special construction parties due to its speciality. Within a tight timeframe of 18 months, Hankyu CM worked to clarify each party's roles and manage the project schedule, including establishing the Special Purpose Company (SPC). The hotel successfully reopened in July 2018 after overcoming many complex adjustments during the construction period, with various adjustments to the conditions with the asset manager on the SPC side.
